Timeshares for Rent

There are a number of ways to go about finding timeshares for rent. Many owners advertise their rentals on the Internet, in newspapers and on resort bulletin boards. Websites, such as the Timeshare Users Group, offer online advertising with a large classifieds section while some newspapers, such as USA Today, have specific timeshare sections in their classifieds. There are also a number of brokers who specialize in timeshare resales and rentals. It would be worth calling the resort you are interested in or looking in the local phone directory to find out if there are any in that area.

The main advantage of renting a timeshare is that you can get a self-contained unit in a resort for the same price as a hotel room, giving you more space for your money. It is also a good way of assessing a resort if you are thinking of buying your own timeshare. By actually staying at the resort you would like to buy into you can get a clear idea of what is on offer and what the facilities are like. It is the best way to decide whether you would go back year after year.

When you are searching for timeshares for rent, particularly if you go through a broker, it is likely that you will come across the term time division. It refers to the season in which a timeshare week is available, which in turn reflects that week's desirability. Weeks in the high season will be more desirable than those in the low season, inevitably making them more expensive. Generally a year can be divided into three seasons: high, medium and low. Some resorts may use different terms and further divide the year into smaller segments. Some locations may consider the entire year to be high season due to good year-round weather and high demand.

Beginning your search as early as possible gives you a better chance of finding a timeshare week in a good location for a good price as the most desirable rentals tend to be booked quickly. Renting a fixed week means you know exactly which week and which unit you are renting whereas floating weeks do not guarantee any particular unit and are subject to availability. This does mean, however, that floating weeks tend to be cheaper but it does require a more flexible schedule.

If you are searching online then it is worth being slightly more vigilant about finding out exactly what you will be getting for your money. Do not assume descriptions of resorts or properties are accurate statements as some owners may embellish the truth. Contact the advertiser and request detailed information as well as more photos of both the exterior and interior of the property.

Before you commit to any rental, whether online or through a broker, make sure you have a clear understanding of what is included, all fees, the cancellation policy, the check-in and check-out dates and times. Have this information written down and sent to you for your own records. Rental prices are subject to change and may be different to the one advertised, so make sure you are absolutely clear about what you are paying for your stay.

Prices for timeshares for rent can vary depending on the resort, season, size of the unit and the period of travel. They can range from $300 to $1000 per week. The average price for a two-bedroom unit can range from $600 to $900. If you rent through a broker make sure your money goes into a rental trust account until the transaction is complete.
