Spanish Villas for Sale – How to Find the Right One for You

The Spanish property boom shows no signs of abating and agents and developers are falling over each other in a bid to push their wares – through your letter box, via the Internet, on television and in newspapers and glossy magazines. The tricky part is wading through all that property marketing mire to find the right villa to suit your needs. A good way to start is by listing those needs on paper (and agreeing them with your partner if appropriate). Failure to do this may allow an over zealous agent to lead you down all sorts of garden paths which you really didn’t want to explore in the first place.

Spanish Villas: how to avoid the pitfalls

Ask yourself some of the following key questions:

  • What’s your maximum price limit? (Allow for the fact that you’ll need to set aside about 10% of the purchase price for fees and taxes)
  • Are you interested in “off-plan” (yet to be built) properties or what’s known in Spain as “resales” (already built)?
  • Is the property for permanent living or will it be your holiday home or used for letting?
  • Do you want to be in an ex-pat or traditionally Spanish area?
  • Are you interested in a community development where there are communal facilities (pool, gardens etc) managed and paid for by the community of owners?

It’s important to get all these points clear in your mind besides all the obvious factors involved in the hunt for a Spanish villa (number of bedrooms, size of garden/land, requirement for a swimming pool etc). Many foreigners have come a cropper by being too easily influenced by unscrupulous agents instead of being clear at the outset about their own requirements.

If you like the idea of “going native”, consider whether you’re really up to mastering the lingo. Many foreigners (especially retired people) find themselves happier in communities where there are other residents of their own nationality and facilities (bars restaurants, shops etc) which offer familiarity and a taste of home. Other buyers, meanwhile, have been dismayed to find themselves living in British or German “ghettoes” where the only Spanish influences are the sun and the cartons of pre-packed sangria in the local supermarket.

Agents’ commission fees on property sales on Spain can be exorbitant (sometimes 30% or higher) so you might want to consider buying directly from an owner. Many owners advertise their villas for sale in newspapers, magazines and on the Internet. There’s no harm in by-passing an estate agent as long as you don’t sign anything or hand over a deposit before having all the necessary legal checks done by a good, reputable lawyer who specialises in Spanish property sales.
