Real estate in Honolulu is generally expensive. Honolulu is the capital of Hawaii, the leading tourist destination and is considered the cultural and political centre of Hawaii. With a lifestyle that combines a tropical paradise with a buzzing cosmopolitan city, it is no surprise that Honolulu is one of the most sought after places to live in the United States.
But paradise does not come cheaply. In 2002 Forbes magazine voted Honolulu the most overpriced place in live in the United States. The property market sure has boomed in the last decade, leaving many middle-class people with hardly any hope of becoming home owners in Honolulu.
The Honolulu real estate market is dominated by sellers. Prices are rising due to low interest rates and a strong economy. Multiple offers on homes are common in Honolulu and cash is king. Most middle-income families cannot afford to buy a house with cash and so many of the affordable properties are snapped up by the wealthy that pay in hard, cold dollars. Another factor to consider is that most of the prime land on Oahu and in Honolulu has already been developed. It is an island after all, and there is not that much room left to build new houses. These factors mean that Honolulu homes are among the most expensive in the US.
The most expensive real estate in Honolulu can be found around Diamond Head, Kahala and East Honolulu. Most properties are luxury estates with spectacular views and cool breezes. Most are built on hillsides and ridges and offer the illusion of a permanent tropical vacation. Most buyers will need well over a million dollars to by these prized properties, while single family homes are pretty close to the million dollar mark.
West of Downtown Honolulu, to the leeward area is the more reasonable new homes on flat land. Although not as spectacular, these neighbourhoods offer a far more affordable lifestyle. The downside of living in this area is that it is a longer commute to work, and traffic can be a major issue.
If you are seriously considering buying Real Estate in Honolulu then make sure you do your homework. Compare the houses on offer with your personal requirements and don't let agents pressure you into buying something you are not completely sure about. Honolulu is a very expensive area, but if you shop around and look in the right neighbourhoods, you could still get yourself a good deal.
