Kauai Real Estate and Property Market

People buy real estate on Kauai as an investment, as a holiday home, or as a retirement home.

There are many properties for sale that are suitable for vacation rental. This is tempting for those who would like a wonderful holiday home which they can rent out the rest of the year. Kauai is a great holiday destination and as the weather is fine all year round, it doesn't really have a low season when it would be hard to rent a property.

There are three main resort areas on the island suitable for those looking to buy holiday home. The Princeville and Hanalei Bay region on Kauai's lush, green north shore are great for those who are into surfing and golf. Hanalei is a haven for surfers who flock to Hanalei in the winter. There are two superb golf courses at Princeville. Sun worshippers may be disappointed with the north shore with its frequent rain and may prefer the Poipu Beach region on the south shore which is popular for its sunshine and great beaches. There are several developments scattered along Kauai's Coconut Coast on the east side of the island. The Coconut Coast has beaches, great shopping and access to activities such as kayaking on Wailua River and horse riding.

You should consider what type of real estate would meet your requirements. There is land for development, but bear in mind that there are restrictions on development to preserve Kauai's environment. The cheapest option for someone looking to buy a piece of property is to purchase a condo on a resort with shared facilities such as tennis courts, swimming pools and barbecue areas. A basic one-bedroom condo can be bought for under $100,000. Commercial property for businesses is also available. At the top end of the market are spacious luxury mansions for the rich and famous who have chosen to make Kauai their home.

Having made the decision to purchase on Kauai, agents and realtors can help you realise this dream. It is a good idea to have a rough idea of how much you can borrow before you consult an agent. Agents should be able to talk you through what is available and what your requirements are.

Some of local agents that might be able to help you find the property you are after are listed below:

Hanalei North Shore Properties Limited
P.O. Box 607, Hanalei, Kauai, HI 96714
Call 808-826-9622

Regency Pacific Realty
P.O. Box 223129, Princeville, HI 96722
Call 808-826-7498

Remax Kauai
Call 808-826-9675

If you couldn't find exactly what you wanted at a price you can afford, then which of your criteria would you be prepared to compromise on? For instance do you really need an ocean view if you have a view over a beautiful garden and the nearest beach is only a few minutes walk away?
